activities

Structuring, development and setting up a Senior Service Living platform incl. PropCo and OpCo, by way of a JV together with a Berlin based development company and institutional international investor.
Scope of individual services: project sourcing, business planning, Transaction Management, Project Monitoring and Management, Setting up of Operational Structure.

  • Advising a 250K sqm shopping-center owner to add and integrate outpatient medical supply in and adjacent to the existing shopping center.
    Scope of individual services: research on market, catchment area and medical supply, development of a medical use concept, market testing and stakeholder survey with regulatory bodies and existing medical supplier, pre-leasing activities and feasibility analysis, detailed concept development and layout planning together with a specialized planning office partner, business planning, leasing.
  • Advising a UK-based investment firm on investing in an existing and fully established Senior Living developer & operating platform via a preferred equity structure.
    Scope of individual services: Commercial Due Diligence on project locations, market rent analysis and forecasting, revenue and cost-projections analysis, sales analysis and buyers analysis, back-testing of regulatory basics, ongoing execution monitoring until exit after a 5y investment period.
  • Advising German municipality on their existing public medical infrastructure.
  • Advising a clinic owner/operator to restructure the OpCo and optimize real estate incl. identifying equity incl. a long-term restructuring mandate.
  • Advising a UK based investment manager during acquisition process of a senior care portfolio on commercial, operational and technical items, lease negotiations on new standard NN-lease.

Sale of two senior living projects incl. an operational concept to scale up a platform accordingly.
